Why Is My Skylight Leaking During Heavy Rain?

A leaking skylight during heavy rain can be stressful, especially when water starts dripping onto the ceiling, walls, or floor. Many homeowners assume the skylight itself is broken, but most skylight leaks are actually caused by the roofing around the skylight.

The most common causes include damaged skylight flashing, cracked or slipped roof tiles, loose metal roof screws, rusted roof sheets, blocked gutters, blocked valleys, poor installation, or old silicone that has failed over time.

Why Skylights Leak More During Heavy Rain

During light rain, the roof may not receive enough water pressure to expose the problem. During heavy rain, water moves quickly across the roof and can be pushed under weak points by wind. If the flashing around the skylight is damaged, poorly installed, or not designed properly for the roof, water can enter around the skylight and leak into the ceiling.

This is why a skylight leak is often a roof repair issue, not just a skylight issue.

Common Causes of Skylight Leaks

One of the biggest causes of skylight leaks is poor flashing. Flashing is designed to direct water away from the skylight and back onto the roof. If the flashing is loose, rusted, cracked, or sealed with silicone instead of being properly installed, water can get underneath.

On tiled roofs, cracked tiles, slipped tiles, damaged bedding, or poor cuts around the skylight can allow rainwater to enter. On metal roofs, skylight leaks can be caused by loose screws, failed rubber washers, rusted sheets, incorrect flashings, or poorly sealed penetrations.

Blocked gutters and valleys can also cause problems. When water cannot drain properly, it can build up and enter through the weakest point around the skylight.

Rusted skylight flashing
Rusty flashing around a skylight can stop water from draining correctly and may allow moisture to enter the roof cavity. Damaged flashing should be repaired or replaced before it causes internal ceiling damage.

Why Silicone Is Usually Not a Long-Term Fix

Many skylight leaks have been temporarily repaired with silicone or roof sealant. While this may stop the leak for a short time, it usually does not solve the real roofing issue. Over time, silicone can crack, shrink, lift, or fail under Sydney’s sun, rain, wind, and roof movement.

A proper skylight leak repair should involve checking the full roof area, including the flashing, tiles, metal sheets, gutters, valleys, and water flow.

What Can Happen If You Ignore a Leaking Skylight

A small leak can become expensive if it is left too long. Water can damage plasterboard, paint, insulation, timber, ceiling areas, and internal walls. It can also cause mould, stains, damp smells, and ongoing water damage inside the home.

If your skylight only leaks during heavy rain, it is still important to have it inspected before the next storm.
